The following Booking Conditions together with all the information contained on this site and the attached documentation form the basis of the contract with Royal Dream (hereinafter "we" and "our"). Read them carefully as they define our respective rights and duties. Hereinafter “you” and “your” mean all the people involved in the booking (including anyone who is added or replaced at a later time), as required by the context.
1. Booking, deposit and booking confirmation
You can initiate a booking by calling us, submitting an inquiry online or via our website, by email or through your travel agent. For inquiries received by phone, online or by post, we will contact you by phone or email providing you with a number of options. In case you wish to confirm one of the options, you will need to proceed with the payment on our payment servers.
You can also initiate a booking using our online booking service. Online bookings are confirmed immediately during the booking process and you will receive an automatic confirmation by email. For online bookings, it is the user's responsibility to ensure that they have carefully read the description of the villa and the area and that they have selected the villa that best suits their needs. If you or another person in your group has specific needs or requests, contact us before confirming the booking.
For all bookings, the contact person must be at least 18 years old at the time of booking and must be authorized to make the booking under these Conditions by all people in their group. The contact person is responsible for all payments due. All communications will be sent to the contact person.
• At the time of booking, a deposit of 30% of the total rental price must be paid, excluding the costs of extra services and accessories, which will be due upon arrival.
The balance must be received by the company no later than 30 days before the start date of the stay and Royal Dream will notify the tenant of the payment of the balance. It is the tenant's responsibility to pay on time, as required by the information provided and in the agreed manner. In case of non-payment within these terms, Royal Dream reserves the right to cancel the reservation by sending the relevant communication to the tenants and to free the dates from the calendar of the property concerned.
• In the event that the reservation is confirmed less than 30 days before the start date, payment of the full amount is required, excluding the costs of extra services and accessories, which will be due on arrival in any case.
• At the time of booking, the tenant is required to provide a copy of their valid identity document (such as their passport or identity card). Subsequently, he will be required to independently enter the data of all participants, through the online procedure indicated by Royal Dream. This information is essential and mandatory to make the final payment for the stay. After completing all the fields, the software can generate the voucher document with the summary of the reservation. The tenant is required to save and show the voucher at check-in to his / her check-in manager (Royal Dream), or to the owner of the accommodation booked. The total number of participants may in no case be higher than the number of beds as resulting in the property description, unless specifically and previously agreed with the company.
• In the case of booking through the portal and / or via OTA (for example AirBNB, Booking.com etc), Royal Dream, once the balance has been settled, will contact the customer by e-mail, sending the procedure for filling in the data of the participants and subsequently it will be generated the booking voucher, containing a summary of the conditions and data entered. The tenant is required to save / print this voucher which will be shown upon check-in.
2. The cost of your holiday
The prices on our site are expressed in euros.
The price of the property you chose at the time of booking is guaranteed and will not change.
3. Check-In and Check-Out
Upon arrival at the structure, the customer is required to present to the check-in manager or to the owner, or his representative, the booking voucher associated with a valid identity document, for the identification of the conductor and guests pursuant to current immigration and public safety regulations. As well as to make the payment of the balance due or of the extra services, as reported in the voucher. Said payment must be made, for purely accounting reasons, entirely in cash, within the limits established by law of reference. Where previously requested and agreed by the booking office, these services may be charged to the customer's credit card. While bank or postal checks or any other securities will not be accepted.
The customer is required to arrive within the scheduled times, ie between 4 pm and 8 pm, while departures are usually set from 9 am to 10 am. If the arrival or departure were to be outside the specified times it will be necessary request confirmation from Royal Dream in advance. Any change in the agreed arrival time will be promptly communicated to Royal Dream or the appointed check-in manager. If the check-in manager waits too long for the guest to arrive, compared to the agreed time, a supplement may be required.
Note carefully:
- For arrivals between 20:00 and 22:00 a supplement of € 25 to € 50 will be applied - depending on what is indicated in the Voucher
- For arrivals between 22:00 and 24:00 a supplement of € 50 to € 100 will be applied - depending on what is indicated in the Voucher
- For arrivals after 24:00 a supplement of € 100 to € 200 will be applied - depending on what is indicated in the Voucher.
• For any problems encountered upon arrival, the customer (ie the tenant) must immediately contact the check-in manager or the owner (if there is no designated check-in manager) or Royal Dream directly, who will do everything possible to solve these problems in the shortest possible time.
• It is hereby reiterated that Royal Dream or the owners of the facilities are not responsible for any damage or theft occurring during the booked stay period.
4. Rules of conduct
• The Tenant to whom the booking is made and who signs the relative lease is responsible for the behavior of all guests occupying the property. In the event that the check-in manager or the owner of the property should identify unsuitable behavior on the part of any guest, or if there should be uncivilized behavior or in any case not compliant with contractual obligations, Royal Dream and / or the owner may request the guest to leave the property immediately, in addition to compensation for any damage suffered, without the possibility of any cancellation for the nights not enjoyed.
• The owner of the property or Royal Dream, directly or through delegated third party companies, are responsible for the ordinary and extraordinary maintenance of the leased property. Therefore, the tenant, and those with him, during the stay will not be authorized to modify or tamper with any commands that regulate the regular operation of the systems (for example water, electricity, swimming pool, irrigation, etc.) and the equipment of the property. In case of need, the tenant or whoever is with him, must immediately contact his check-in manager, the owner or Royal Dream, who will resolve the problem as quickly as possible. In case of non-compliance with this prohibition, the customer will be held responsible for the damage caused, understood as emerging damage and loss of profit (see also Article 8 of the General Contract Conditions).
• The owner of the property or Royal Dream, directly or through delegated third party companies, reserve the right of access, agreed with the customer or regulated through the indications in the villa book of the structure, in order to carry out regular maintenance ordinary property (e.g. pool maintenance, garden maintenance, etc.), during the guests' stay.
• Before departure it will be the responsibility of the Driver to check that he has not left any personal objects, especially if they are of value. Any items left will be kept by the company for a maximum period of one week. Beyond that deadline, if they are not claimed, they will be donated or eliminated. Forgotten items can be sent to the customer with an increase of € 100.00 for handling costs of the practice, in addition to the out-of-pocket shipping costs incurred.
• Parties, parties or celebrations of any kind or species are not allowed, where these involve the entry of guests not indicated at the time of booking, unless previously requested and authorized in writing by Royal Dream. Any abuse and / or transgression of these indications will result in the customer being asked to leave the property immediately in addition to compensation for any damage suffered, without the possibility of cancellation for the nights not enjoyed.
5. Payments
The deposit can be paid by bank transfer, credit card or PayPal at no additional cost.
The balance can be paid by bank transfer, credit card or PayPal.
6. City tax
The customer is required to pay the tourist tax, as required by law, in accordance with the provisions of the municipal regulation of the municipality where the property is located. The tax due is to be paid upon arrival at the facility, exclusively in cash.
7. Standard rate cancellation policies
Should it be necessary to cancel the booking after confirmation, the contact person must notify us immediately in writing. The cancellation notice will be effective only when it is acknowledged in writing, within 24 hours.
The following cancellation fees apply:
- For cancellations within 60 days before arrival: there is no cost and we will return the booking deposit already paid minus the transaction costs (eg credit card and payment gateway commission)
- For cancellations from 59 to 30 days before arrival: we will keep the 30% deposit
- For cancellations in the last 29 days before arrival: we will keep the full amount of the rental.
8. Guests
The maximum number of guests is defined in the characteristics of the property.
We reserve the right to terminate your stay without notice if the number of people (adults and children) staying at the property exceeds the number indicated on the booking confirmation and you have not obtained our prior written authorization. In this case, no refunds will be made and we will have no further liability to you.
9. Damage
When you book with us, you accept responsibility for any damage or loss caused by you. Full payment for such damage or loss (reasonably estimated if not precisely known) must be paid to Royal Dream Management SRL within a maximum of 7 days of departure.
A refundable security deposit is required, defined on the villa page. It must be guaranteed upon arrival with a VISA or Mastercard credit card or in cash. Royal Dream reserves the right to pre-authorize the refundable security deposit.
The security deposit will be refunded within 48 hours of the check-out date, provided that no deductions are made due to:
a) damage to property or furnishings;
b) any other costs incurred by Royal Dream due to the guest's stay.
In the event that the costs for damages and losses caused by the guest and communicated within 48 hours of departure exceed the amount of the security deposit, the difference must be paid. If payment is not made, you will be liable for any claims subsequently made against us (along with your own or other party's legal costs).
10. Mandatory custody of children and minors
Children and minors, as required by law, must ALWAYS be supervised by their parents for the entire duration of the stay, with the diligence of a good family man. According to Italian laws, children and minors are under the full responsibility of their parents.
11. Swimming pools
Swimming pools by their very nature involve inherent risks. You and all members of your party need to be very careful when using or near a swimming pool at the property where you are staying. Children must be supervised at all times by a responsible adult.
12. Animals
Pets are not allowed at the property unless clearly stated on the villa listing or approved in writing by Royal Dream.
13. Fauna and surrounding area
Neither we nor the owner can be held responsible for the presence of animals or insects in the chosen villa. Please note that most of our villas are located in rural areas, where wildlife such as animals and insects are part of the landscape such as grass and trees.
14. Special requests and medical conditions
If you have any special requests or medical conditions, disabilities or reduced mobility that may affect any aspect of your holiday, you must inform us before booking so that we can evaluate the feasibility and availability or recommend suitable alternatives.
15. Insurance
Although it is not strictly required by us, we recommend that you take out adequate travel insurance for each member of your group in order not to incur a serious loss in the event of cancellation.
16. Changes by you
If you wish to make any changes to your confirmed booking, you must notify us in writing as soon as possible. We will try to help as much as possible but cannot guarantee that we will be able to accommodate your request.
If you wish to transfer your booking to another person, the transfer must be made to one or more people who accept our Booking Conditions in writing and who meet all the requirements of the property in question.
17. Changes and cancellations by us
Occasionally, it may be necessary to make changes and correct errors on our site, both before and after bookings are confirmed. Rarely, confirmed bookings may need to be canceled due to quality and safety issues occurring at the property. While we always strive to avoid changes and cancellations, we need to reserve the right to do so.
In this unlikely event, we will always offer you alternatives that you may or may not accept. In case of non-acceptance, you will receive a full and fast refund of all payments made.
Please note that the above options are not available if the changes made are of minor importance.
18. Force majeure
Unless otherwise indicated in these Booking Conditions, we will not be able to accept any liability or pay any compensation where the fulfillment of our contractual obligations is prevented or influenced or results in damage, loss or expense for you due to "force majeure". In these Booking Conditions, "force majeure" means any event or circumstance that we could not, even with due care, foresee or avoid. Such events include (actual or threatened) wars, riots, civil conflicts, terrorist activities, industrial disputes, natural or nuclear disasters, adverse weather conditions, volcanic eruptions, fires, floods, epidemics, airport closures, limitations or congestion and all events or similar circumstances beyond our control or the control of the supplier in question.
19. Our responsibility
(1) We will not be liable for any injury, illness, death, loss (e.g. loss of property), damage, expense, cost or other sums or claims of any nature which do not arise from an error on our part in the competence and care of the choice of ownership, owners and any other suppliers we work with.
(2) We will not be responsible for any services we have not specifically provided.
(3) We cannot accept any liability for online payments handled by third parties. The user agrees to comply exclusively with the agreements with the payment network to resolve any questions or disputes relating to their payment cards.
(4) Unless excluded by law, in no event will Royal Dream be fully liable to you for any damages (other than those that may be required by applicable law in the event of personal injury) exceeding 200% of the amount total of the invoice.
20. Your contract
A binding contract between you and us comes into effect as soon as any payment is received.
The contract and these booking conditions are governed by Italian law. Any disputes (whether or not involving personal injury) will be held in Italy.
21. Complaints
In the unlikely event that you have reason to complain during your stay in our villa, you must immediately inform your personal Royal Dream assistant or management at [email protected]
We will then begin to resolve your complaint immediately.
22. Passports, visas and health requirements
It is your responsibility to ensure that you have all necessary travel and health documents prior to departure.
23. Information on the Website
Please note that the information and prices shown on our Website may change over time. Therefore, you must make sure that you check all the details of the chosen villa (including the price) at the time of booking.
24. Optional Services
Some optional services may be provided by us upon request. You can book any optional services prior to your arrival by phone or email. Optional services are provided by local companies or individuals totally independent of Royal Dream.
Optional services must be paid for in Euros according to the supplier's payment conditions. A binding contract between the user and the service provider is entered into as soon as the applicable payment has been made.
25. Lease agreement
Upon your arrival, as required by current Italian legislation, you will be asked to sign the lease contract for tourism purposes, which certifies the payment of the rental amount and which guarantees you full use of the structure within the terms provided for in the contract.
